ACCESS STATEMENT
PREABLE
I is located within the peaceful village of Raskelf, approximately 2.5 miles west of Easingwold, 13 miles north of York.
I itself is located on the main access road running off the A19, north of Easingwold, through the village of Raskelf to Helperby.
Guests have the choice of 2 entrances to the interior of as
follows: -
FRONT ENTRANCE
Access is through the gateway over a gravel path to front porch. The porch as a quarry tiled floor with bench seats to both sides.

Front door opens inwards to a small entrance hall.
Front Entrance Hall area 125cms wide x 140cms deep
Directly in front is a flight of stairs, with wooden handrails to each side, leading to the first floor landing. There are 14 steps.

To the right is a set of glazed double doors opening inwards to the Guest Lounge area.

FIRST FLOOR LANDING
The first floor landing at the top of the front leads to 3 bedrooms and corridor.
Bedroom 1
Immediately at the top of the stairs there is a bedroom to the left. Access to the bedroom is up a further step approximately 20cms high. Door entrance, when open, is 76cms wide.
Corridor
Immediately to the right there is a corridor leading to a further bedroom and also a rear staircase. Access to this corridor is up a further step approximately 20cms high and through a glazed doorway. Glazed doorway, when open, is 76cms wide.

At the rear of the first floor landing there is access to a further 2 bedrooms. The

REAR ENTRANCE
The rear entrance to The Old Farmhouse is through the archway. The rear entrance door has a porch underneath is a raised concrete plinth with 3 steps leading to it. From this concrete step there is a further step over the door threshold.

The rear entrance leads into the hall approximately 265cms wide x 300cms deep.
To the right of the hall is a glazed door leading to a staircase giving access to the first floor. This staircase has 3 steps before the staircase turns through 90º to the left where a further 11 steps lead to the first floor. There are wooden handrails fitted to both sides of the staircase.
